Terms of Service

1. Acceptance of terms

By accessing or using OurDomus (“the Platform”), you agree to be bound by these Terms of Service and our Privacy Policy, which together form the entire agreement between you and OurDomus Ltd. If you do not agree, please do not use the Platform. These terms are governed by the laws of England & Wales, and the courts of England & Wales shall have exclusive jurisdiction.

2. About OurDomus

OurDomus Ltd is registered in England & Wales. We operate a property search platform that aggregates property listings and provides household collaboration tools, AI-powered property information, calculators, and related services. We do not act as an estate agent, property adviser, or financial adviser, and we are not party to any property transaction.

3. User accounts

  • You must be at least 18 years old to create an account.
  • You may browse certain features anonymously. Anonymous sessions are assigned a temporary identifier; if you later register, your anonymous data is linked to your new account.
  • You are responsible for maintaining the security of your account credentials and for all activity under your account.
  • You may not share your account with others or use another person’s account.
  • We reserve the right to suspend or terminate accounts that violate these terms.

4. Households

OurDomus lets you create or join a “household” — a shared group for collaborative property searching. By using this feature, you agree that:

  • Your reactions, saved listings, and discussion messages are visible to all members of your household.
  • You are responsible for the content you post in household discussion threads.
  • Discussion threads are capped at 1,000 messages per listing per household.
  • Share your household join code only with people you trust — anyone with the code can join.
  • If you leave a household, your prior contributions (messages, reactions) remain visible to other members.

5. AI-generated content

The Platform uses artificial intelligence (including Google Gemini) in several features:

  • Ask Dom — an AI assistant that answers questions about properties. Dom is not a human and its answers are generated by AI based on available data.
  • Natural-language search — your search queries may be processed by AI to extract filters and improve results.
  • Listing descriptions — some property descriptions are generated or enhanced by AI.
  • Design search — photos may be analysed by AI to detect design attributes.
  • Property videos — AI-generated video content for estate agent partners.

AI content is for informational purposes only. It may be inaccurate, incomplete, or misleading. You should not rely on AI-generated content for making financial, legal, or property decisions. OurDomus accepts no liability for decisions made based on AI-generated outputs. Always verify information independently and seek professional advice where appropriate.

6. User-generated content

By posting content on the Platform (including discussion messages, questions to Dom, and feedback), you:

  • Grant OurDomus a non-exclusive, royalty-free, worldwide licence to use, display, store, and process that content for the purpose of operating and improving the Platform.
  • Confirm that your content does not infringe any third party’s rights.
  • Agree not to post content that is defamatory, discriminatory, harassing, obscene, threatening, or that violates any applicable law.

We reserve the right to remove content and suspend accounts that breach these standards, without prior notice. We are not obliged to monitor user content but may do so at our discretion.

7. Listing accuracy & data sources

Property listings on OurDomus are sourced from estate agent websites and public data sources including:

  • Estate agent website data (property details, photos, floorplans).
  • HM Land Registry Price Paid Data (historical sale prices).
  • Energy Performance Certificate (EPC) register data.
  • Google Street View and Google Maps imagery.

Listings may not always reflect the current availability, price, or condition of a property. Always verify details directly with the listing agent before making any financial decisions. OurDomus accepts no liability for inaccuracies in listing data, whether sourced from estate agents, public registers, or generated by AI.

8. Calculators & tools

The Platform provides calculators and informational tools including stamp duty (SDLT/LBTT/LTT) calculators, commute time estimates, and EPC ratings. These are provided for informational purposes only and do not constitute financial, tax, legal, or surveying advice. Results are estimates and may not reflect your exact circumstances. Always consult a qualified professional before making financial decisions.

9. Acceptable use

You agree not to:

  • Scrape, crawl, or systematically download content from the Platform (except as permitted via our public API or MCP server).
  • Attempt to reverse-engineer, decompile, or compromise the security of the Platform.
  • Use the Platform for any unlawful purpose or in violation of any applicable regulation.
  • Submit false, misleading, or fraudulent information.
  • Impersonate another person or misrepresent your affiliation with any entity.
  • Interfere with other users’ use of the Platform or overload our infrastructure.

10. Paid features & Partner Portal

Certain features are available for a fee, including Spotlight Placement and advertising campaigns for estate agent partners. Where paid features are offered:

  • Prices are displayed inclusive of VAT where applicable.
  • Payments are processed securely by Stripe. We do not store your full card details.
  • You have a 14-day right to cancel digital purchases under the Consumer Contracts Regulations 2013, unless the service has been fully performed with your prior express consent and acknowledgement that you will lose the right to cancel.
  • Refund requests should be sent to billing@ourdomus.co.uk.

Estate agent partners are additionally subject to the Partner Terms provided during portal onboarding. Partners are responsible for the accuracy of their listing data and for compliance with property advertising regulations, including the Consumer Protection from Unfair Trading Regulations 2008.

11. Third-party services

The Platform uses third-party services including Google Maps, Google Street View, Firebase Authentication, Stripe, and Mailgun. Your use of embedded third-party services is subject to their respective terms. OurDomus is not responsible for the availability, accuracy, or content of third-party services.

12. Intellectual property

The OurDomus name, logo, platform design, and original content (including AI-generated descriptions created for the Platform) are the intellectual property of OurDomus Ltd. You may not reproduce, distribute, or create derivative works without our express written permission. Property listing data, photos, and floorplans remain the intellectual property of their respective owners (estate agents, photographers, etc.).

13. Limitation of liability

To the maximum extent permitted by law, OurDomus Ltd shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Platform, including but not limited to reliance on AI-generated content, listing data inaccuracies, or calculator results. Our total liability to you shall not exceed the greater of (a) the amount you have paid us in the 12 months preceding the claim, or (b) £100.

Nothing in these terms excludes or limits our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded by law.

14. Indemnification

You agree to indemnify and hold harmless OurDomus Ltd, its directors, employees, and agents from any claims, damages, losses, or expenses (including reasonable legal fees) arising from your breach of these terms, your use of the Platform, or your violation of any law or third-party rights.

15. Dispute resolution

If you have a dispute with us, please contact legal@ourdomus.co.uk first. We will try to resolve it informally. If we cannot reach a resolution within 30 days, either party may pursue the matter through the courts of England & Wales. Nothing in this clause prevents you from bringing a claim in the small claims court where eligible.

16. Suspension & termination

We may suspend or terminate your access to the Platform at any time if you breach these terms or if we are required to do so by law. You may delete your account at any time by contacting privacy@ourdomus.co.uk. Upon termination, your right to use the Platform ceases immediately, but clauses that by their nature should survive (including limitation of liability, indemnification, and intellectual property) will continue to apply.

17. Changes to terms

We may update these terms from time to time. Material changes will be notified via the Platform or by email at least 14 days before they take effect. The “Last updated” date at the top of this page indicates when these terms were last revised. Continued use of OurDomus after changes constitutes acceptance of the updated terms.

18. General

  • Severability — if any provision of these terms is found unenforceable, the remaining provisions shall continue in full force and effect.
  • Waiver — our failure to enforce any right under these terms does not constitute a waiver of that right.
  • Force majeure — we shall not be liable for any failure or delay in performance due to circumstances beyond our reasonable control, including natural disasters, acts of government, internet outages, or third-party service failures.
  • Entire agreement — these terms, together with our Privacy Policy, constitute the entire agreement between you and OurDomus Ltd.
